From January 2021 to January 2022, the top trending “how to become” career search was a real estate agent, according to Google. Between 2020 and 2021, more people than ever—over 156,000—became realtors, which is a 60% surge as compared to the two years prior, as reported by The New York Times. California’s median home price increased to a new all-time high of $884,890 in April, 2022, many newcomers are lured by the magnitude of potential five-figure commissions. And helping people buy the perfect home or make tons of money selling their house is exciting!
Between 2021 and 2022, more people than ever took California Real Estate License Exam. As you can see by the graph below, since February 2021, the number of Real Estate License Exam Administrated exceeds the pre-COVID level.
How Hard Is the California Real Estate Exam ?
Californians are rushing to get real estate licenses, however, their exams did not go so well according to the Department of Real Estate. The issuance of new salesperson licenses in FY 2020–2021 decreased by 7.3 percent compared to FY 2018-2019 (pre-COVID).
CalBRE does not establish a minimum or maximum percentage passing rate, according to it’s Real Estate Bulletin Spring 2016. “Rather, the examinations given and the applicants’ successes on those examinations set the rates of passage. During fiscal years 2012/2013, 2013-2014, and 2014-2015, CalBRE’s examination statistics show an “average” range of between 42-45 percent passage rate for broker examinees, and an “average” range of between 49-60 percent pass rate for salesperson examinees”.
